Booking Terms

  • Reservations are confirmed via email or WhatsApp after full payment is received.
  • Payment accepted via cash, Touch 'n Go, or bank transfer.
  • Booking modifications can be made via WhatsApp at least 48 hours before check-in.
  • All rates are quoted in Malaysian Ringgit (MYR) and include applicable taxes.

Cancellation & Refund

Refund policy is tiered by the total number of rooms booked, reflecting the inventory and staffing we commit to your reservation. The applicable tier is determined at the time of booking confirmation.

Standard Bookings (1–5 rooms)

Full payment is due at the time of booking. Modifications accepted up to 48 hours before check-in.

Group Bookings (6–30 rooms)

A 30% non-refundable booking deposit is payable upon confirmation. The remaining balance is due no later than 30 calendar days before the arrival date. Failure to remit the balance by the due date constitutes cancellation by the guest, and the deposit is forfeit.

Date changes are subject to availability, permitted once per booking, and require at least 30 days notice.

Force majeure: in the event of a government-issued travel restriction or a MetMalaysia Red Stage warning affecting Negeri Sembilan, the guest receives a credit valid for 12 months from the original arrival date, in lieu of any cash refund.

Exclusive Use / Whole-Farm Buyout (31+ rooms)

A 50% non-refundable booking deposit is payable upon confirmation. The remaining balance is due no later than 60 calendar days before the arrival date. Failure to remit the balance by the due date constitutes cancellation by the guest, and the deposit is forfeit.

Day Trip and Facility bookings involve advance food preparation and dedicated staff scheduling, so the cancellation window is shorter than for stays.

Refunds are processed within 14 business days to the original payment method.

Booking Modifications

You may modify your reservation up to 48 hours before check-in:

  • Add guests (adults or children) — charged at the per-pax rate.
  • Add services or upgrades — charged at the listed rate.
  • Remove services or upgrades:
    • Outside 48 hours: refundable.
    • Within 48 hours: non-refundable (food and staff already allocated).
  • Reduce guest count — the booking total stays the same. Our pricing is per-room: the room rate and the baseline meal & activity allocation do not change with fewer guests.

To cancel a booking entirely, please refer to the Cancellation & Refund section above. Modifications within 48 hours of check-in are not guaranteed and require WhatsApp approval from the front desk.

Emergencies & Exceptional Circumstances

We understand that life sometimes intervenes. Outside of the standard cancellation tiers above, we may approve a one-time date change — or, in the case of a property-side disruption, a cash refund — when one of the following applies.

Guest-side circumstances (one-time rescheduling only)

  • Medical emergency or bereavement of the guest or immediate family (spouse, parent, child, or sibling), supported by a doctor's certificate, hospital admission slip, or death certificate.
  • Government-declared natural disaster or travel restriction that prevents safe travel to or from the property.
  • A Malaysian Meteorological Department (MetMalaysia) Red Stage severe weather warning covering the property's location during the booked stay.

Property-side circumstances (guest's choice — refund or reschedule)

  • An operational disruption on our side that materially affects our ability to host you (extended utility outage, structural issue, official health or safety advisory).

Eligible bookings may be rescheduled to any available date within six (6) months of the date our approval is granted. Rate differences (e.g., weekend, public holiday, peak-season) will apply if the new dates carry a higher rate.

Approval is at management's discretion and is reviewed case by case. Please contact us via WhatsApp +60 12-684 3166 with your booking reference and supporting documentation. We will respond within 24 hours.

Aside from property-side circumstances, this clause does not entitle the guest to a cash refund — it provides a goodwill rescheduling option in lieu of forfeiting the booking under the standard cancellation tiers.

Check-in & Check-out

  • Check-in: 2:00 PM – 3:00 PM (2pm if your room is ready, latest 3pm).
  • Check-out: 12:00 PM noon (strict).
  • Early or late check-in is subject to availability — contact us via WhatsApp to arrange.
  • Reception is at the cafeteria building, indoor ground floor.

Property Rules

  • No pets allowed.

    Our geese, swans, and ducks roam freely on the grounds. A visiting dog killed birds in the past, so we must keep all guests' pets off the property.

  • No smoking in rooms.

    Smoking is permitted in designated outdoor areas only.

  • Karaoke curfew: 12:00 AM.

    All karaoke sessions must end by midnight to respect neighbouring properties.

  • Swimming pool: 8:00 AM – 7:00 PM daily.

    Children must be supervised by an adult at all times.

  • No unauthorized visitors.

    Only registered guests are allowed beyond the reception area.

  • No motorbikes on property grounds.

    For the safety of roaming birds and guests walking on paths.

  • Equipment deposit: RM50 refundable.

    Cash or Touch 'n Go deposit for borrowing equipment: ping pong, pickle ball, snooker, pool, mahjong, chess, lami, and hair dryer. Returned when items are returned in good condition.

Day Visitors

  • RM20 per car — drive-through visit only.
  • QR code payment at the entrance gate.
  • Please stay in your vehicle on designated paths.
  • No guided tours available (limited staff).

Day visits allow you to enjoy the scenic drive through the farm. For the full experience, we recommend booking an overnight stay.

Liability

  • Guests participate in all activities at their own risk.
  • The farmstay is not responsible for loss or damage to personal belongings.
  • Parents and guardians are responsible for children at all times.
  • Horse riding: minimum age 4, maximum weight 80 kg, helmets provided. Ages 4–7 are photo sessions only; ages 8 and above may ride 1–2 rounds with caretaker supervision.

Privacy & Data

  • Data collected: name, email, and phone number when you make a booking.
  • Your information is stored securely in our booking system and never sold to third parties.
  • Cookies: Google Analytics (site usage) and FlyingPress (performance caching). No advertising cookies.
  • We comply with Malaysia's Personal Data Protection Act 2010 (PDPA).
